Position Summary
The Superintendent is responsible for leading all field operations from project kickoff through closeout, ensuring projects are built safely, on schedule, within budget, and to the highest quality standards. This role oversees subcontractors, vendors, and field staff, driving daily coordination, safety compliance, schedule execution, and quality control. The Superintendent serves as the on-site leader, working closely with Project Managers, design teams, inspectors, and clients to resolve issues and maintain progress. This position requires strong leadership, organizational skills, and attention to detail in a fast-paced environment. It offers the opportunity to make a direct impact on project success while developing long-term career growth within Rogers & Willard.
Roles and Responsibilities
Safety Leadership
Monitor project safety and enforce the RWI and OSHA Standards for all onsite personnel without exception.
Champion RWI’s safety culture and Safety Committee standards; conduct daily JHAs, weekly toolbox talks and enforce PPE and site rules.
Ensure all subcontractors meet pre-work safety documentation requirements (e.g., crane annual inspections, operator/rigger/signal certifications, LOTO, etc.) before mobilizing.
Immediately stabilize and secure any incident scene, then document injuries, property damage, near misses, and corrective actions in Procore & SafetyPlusWeb (after life-safety steps).
Maintain site logistics, traffic control, housekeeping, and environmental controls (SWPPP/erosion control, etc.) in compliance with permits and inspections and company standards.
Planning & Schedule Execution
Assist the Project Manager in preparing project-specific scopes of work.
Perform preconstruction meetings with critical trades to determine readiness.
Plan/coordinate all project activity, subcontractors, suppliers, equipment and resources. Communicate plans with Project Manager and all parties to ensure performance as required.
Build with Project Manager and lead rolling two-week, four-week and six-week lookaheads; coordinate constraints (submittals, subcontractors, inspections, deliveries); drive weekly trade coordination meetings.
Manage and coordinate all onsite activities.
Provide accurate percent complete, production data, and forecasted changes to PM; PM updates and distributes master schedule bi-weekly.
Sequence work to protect the critical path; proactively identify delays and propose recovery plans.
Field Coordination & Quality Control
Direct daily activities of subcontractors, vendors and staff; verify manpower plans align with schedule and workforce constraints.
Document subcontractor back charges for repairs/damaged work and ensure responsible parties pay their share.
Ensure subcontractors comply with plans, specifications, and safety standards.
Walk the project regularly to enforce RWI construction standards.
Enforce contract documents in the field—subcontracts, drawings, specs, addenda; maintain redlines/as-builts in Procore.
Perform pre-cover inspections and verify critical dimensions.
Work with local officials to schedule inspections/re-inspections for final sign-off.
Coordinate third-party testing/inspections and track punch lists to zero.
Procore Field Management (Daily Requirements)
Complete Daily Log: weather, manpower by company, deliveries, equipment, visitors, safety observations/violations, and ≥10 progress photos/day.
Create/route RFIs and Change Events; follow up and document impacts.
Record inspections, test reports, incidents, and observations.
Document all phone/text discussions via follow-up email.
Materials, Equipment & Concrete Operations
Control laydown, deliveries, and material protection; verify submittal approvals before installation.
Execute RWI pre-pour concrete checklist.
Manage cranes/lifts and verify certifications and lift plans.
Closeout & Turnover
Drive pre-punch/final punch; correct deficiencies and protect finished work.
Support O&M, warranty, training, substantial completion, and demobilization.
Maintain accurate as-builts and attic stock; assist PM with commissioning/startup sequencing.
Communication & Meetings
Lead daily huddles and weekly subcontractor meetings; prepare agendas, constraints lists, action items, and track commitments.
Coordinate with architects/engineers to resolve RFIs and design issues.
Work with utility companies for timely installation of services.
Partner with PM, Owner, Architect, and design team for project completion.
Participate in OAC meetings; report field conditions, access constraints, and inspection status.
Escalate critical risks promptly while maintaining professional relationships with all stakeholders.
Experience and Qualifications
7+ years of commercial construction field leadership as Superintendent or Assistant Superintendent delivering ground-up and renovation projects.
Proven ability to plan work, drive schedule, and coordinate multiple trades on active, occupied, or complex sites.
Proficiency with Procore (Daily Log, Drawings/Photos, RFIs) and knowledge of Microsoft Project concepts (logic ties, float, critical path).
Strong blueprint/specification reading across CSI Divisions 1–16; practical understanding of building systems (MEP coordination, envelope, structural).
Demonstrated commitment to safety; OSHA-30 (or ability to obtain), First Aid/CPR.
Preferred: SWPPP/QCI familiarity, rigging/signaling knowledge, and AHJ/inspection coordination experience.
Excellent communication, documentation, and conflict-resolution skills; ability to hold subcontractors accountable while maintaining strong relationships.
Valid driver’s license; ability to work outdoors in varying conditions and traverse active construction terrain; lift/carry up to 50 lbs occasionally.
Willingness to travel regionally as needed (occasional nights/weekends for critical operations or turnovers).
Performance Metrics (Examples)
Safety: leading indicators (JHAs completed, observations submitted) and zero recordables.
Daily Log compliance (100% of workdays; ≥10 photos/day) and timely RFI/issue documentation.
Schedule adherence: on-time milestones, recovery plan execution, minimal critical-path slippage.
Quality: low rework/defect rates, first-pass inspection approvals, timely punch-list clearance.
Client/Design Team satisfaction; positive post-project evaluations.

Position Summary
The Senior Project Manager is accountable for the full lifecycle of assigned projects, from award through closeout. This role leads internal teams (Superintendents, Assistant Project Managers, Project Engineers) and trade partners to achieve safety, quality, schedule, and financial goals. The Senior Project Manager oversees contracts, budgets, procurement, risk management, and stakeholder relations while fostering a high-performance culture. This position requires leadership, financial acumen, and the ability to manage large, complex, or multiple projects simultaneously. Roles and Responsibilities
Leadership, Planning & Schedule Control
Own the project from award through closeout, leading the internal team and trade partners to meet all goals.
Monitor submittal, shop drawing, and procurement processes for accuracy and timeliness.
Review budgets, schedules, cost reports, and job progress weekly with the Superintendent.
Partner with Preconstruction on value engineering, constructability, bid solicitation, estimating, and proposals.
Conduct regular jobsite visits to review site supervision, progress, safety, and quality.
Maintain and publish the schedule of record in Procore every two weeks; drive lookahead planning and recovery plans.
Lead weekly subcontractor coordination meetings and monthly OAC meetings, issuing agendas and minutes within 24 hours.
Financial Management (P&L Ownership)
Maintain project budgets in Procore, including modifications, buyout savings, and accurate cost coding.
Complete 100% buyout within 10 business days of handoff; execute subcontracts and purchase orders with clear scopes and exhibits.
Review and approve subcontractor pay applications, vendor invoices, and monthly AIA pay applications.
Target 10–20% overbilling for positive cash flow; manage lien waivers and compliance documents.
Lead change order management, claims resolution, and owner negotiations to protect schedule and profitability.
Forecast costs to complete; participate in monthly Budget & Billing Reviews with leadership.
Change Management & Risk
Support subcontractor and owner contract modifications.
Negotiate major subcontract agreements and material/equipment purchase orders.
Manage contract compliance: insurance, bonds, warranties, and certified payroll (if applicable).
Control change events in Procore from initiation through execution, ensuring impacts are documented.
Proactively identify risks (design, long-lead items, weather, access) and implement mitigation strategies.
Quality, Safety & Compliance
Partner with the Superintendent to enforce project quality plans, mockups, commissioning, and functional testing.
Champion R&W’s safety culture; ensure subcontractor credentials and documentation are complete before mobilization.
Coordinate third-party inspections, AHJ approvals, permits, bonds, and compliance documentation.
Project Controls & Documentation (Procore)
Ensure team compliance with Procore: Daily Logs (weather, manpower, ≥10 photos/day), RFIs, Submittals, Observations, Inspections, Meeting Minutes, Commitments.
Enforce communication protocol—calls/texts followed by written Procore/email documentation.
Client & Stakeholder Relations
Build and maintain strong relationships with clients, owners, architects, engineers, and subcontractors.
Serve as the primary day-to-day contact for the Owner/Architect/Engineer; set expectations, escalate early, and maintain trust.
Lead closeout: zero punch list, O&M manuals, warranties, training, as-builts, and turnover documents; secure TCO/CO and final payment.
People & Process Leadership
Lead, mentor, and coach project staff; set expectations, delegate effectively, and hold teams accountable to SOPs and EOS tools.
Foster morale, collaboration, and team spirit across all levels.
Partner with Marketing to develop project-specific presentations and qualification packages.
Contribute to continuous improvement by identifying process gaps, proposing updates, and sharing lessons learned.
Experience and Qualifications
10+ years of progressive commercial construction experience, with 5+ years as a lead Project Manager delivering $3M–$20M projects.
Bachelor’s degree in Construction Management, Engineering, Architecture, or equivalent experience.
Proven ability to manage large-scale and/or multiple projects simultaneously.
Strong track record of on-time, on-budget delivery with effective change order management and forecasting.
Proficiency with Procore (Budget/Commitments, RFIs, Submittals, Meetings, Daily Logs, Photos, Schedule) and working knowledge of schedule logic.
Blueprint/specification literacy across CSI Divisions 1–16; familiarity with testing/inspection protocols.
Financial acumen: cash flow, over/under billing, retainage, fee protection, accrual-based impacts.
Excellent communication, negotiation, and leadership skills.
OSHA-30 preferred; demonstrated commitment to safety, quality, and continuous improvement.
Ability to travel to regional jobsites and work in active construction environments.
